Situated on the sunny South Coast above Binibeca Vell this lovely 3 / 4 bedroom villa built in 2001 is new to the web site for 2007.

The villa is set back on a large plot and elevated from the road. The swimming pool, sun bathing and main outside dining terraces are to the rear of the property for increased privacy.

From the main entrance a short hallway leads to the dining and living area with an open plan layout and vaulted ceiling that help to keep the room cool. TV receiving UK Freesat channels and a DVD along with a music system to play CD's and connect an iPod are provided for entertainment in the seating area. Adjacent to the kitchen is the dining area with a glass top table and six chairs and French doors leading out to the front of the villa.

The modern fitted kitchen is approached through an archway from the dining area and also has a door leading outside to the front of the villa. An outdoor undercover terrace with additional table and chairs is provided in this area. The kitchen has a dishwasher, microwave, large 'fridge freezer, electric oven and grill with a gas hob and extractor. The laundry room is separate with an automatic washing machine, iron and ironing board.

To the rear of the kitchen is the recently added spacious spare room with en-suite shower, WC and wash basin. This room can be used to accommodate an extra guest on a quality, double sofa bed.

The three main bedrooms all have twin beds that can be arranged together or separate. The master bedroom has an full en-suite bathroom with over bath shower and a pair of wash basins. A further full bathroom is between the two twin rooms. All three bedrooms have fitted wardrobes and bedside tables.

The pool, dining and sun terraces can be approached through a door off the extra bedroom, through French doors off the Master bedroom or via the pathway from the front of the villa. The teak table and chairs are positioned undercover and close by is the Menorcan chimney barbeque. Hours can be spent playing chess on the outdoor board or just swimming, reading and sunbathing. The pool has interior steps running the width of the pool at the shallow end and is approximately 8 x 4 metres, ranging from 1.1 metres to 1.9 metres depth, with underwater lighting for safety when swimming after dark.

Binibeca Vell, known as "Pueblo Pescadores", (Fishermen's Village) is only a few minutes stroll downhill where you will find a selection of restaurants, gift shops and a supermarket all built in a traditional style and on the water's edge.

A 10 or 15 minute walk away is the lovely sandy beach at Binibeca with its renowned beach bar and facilities that include sun beds and pedallos. The diving centre and slipway is just a little further along the coast towards Cala Torret, where more restaurants, bars (two with SKY TV for the sports enthusiasts), a bakery and supermarket will be found.

In the local working village of Sant Lluis, less than 10 minutes by car, there are numerous supermarkets, bakeries, banks, bars, restaurants, coffee shops, estate agents, a pharmacy, a Church, Police Station, a windmill, an Internet café, Sports Hall and shops selling a wide variety of personal and household goods.

The Capital, Mahon (Maó) and the airport are 15 minutes drive from the villa.

Due to the location of the villa a car is not essential but to allow you to see more of this beautiful island we recommend one.
